We offer residential retail properties throughout Essex and South Suffolk, providing a service for both landlords and tenants.

Residential Landlords

We provide two levels of service for landlords wishing to let their property.

Tenant Find:

  • Advise of likely rental income
  • Market the property including online advertising
  • Undertake full references of prospective tenants
  • Prepare Inventory
  • Prepare Tenancy Agreement on an Assured Shorthold Tenancy
  • Register and protect the deposit with the Tenancy Deposit Scheme
  • At the end of the tenancy, release the deposit once the amount has been agreed by all parties.

Full Management:

  • Includes all of the points within the tenant find service in addition to:
  • Collecting rent each month and emailing statements
  • Carry out routine inspections
  • Dealing with any routine issues including any maintenance problems.

Once interested in one of our properties, potential tenants are asked to pay a holding fee, which equates to one weeks rent.  This fee is non-refundable if the application is unsuccessful.

In order to comply with the Immigration Act, all tenants will be asked to produce their passports and/or any relevant documents required to complete the appropriate checks. Our referencing is carried out by a professional third-party agency and once completed, will be discussed with the landlord. If the referencing is successful, we will then arrange a tenancy start date and a time for you to come into the office to complete the relevant documentation.
