We are very unique, being the only agents in Colchester who can offer a full service if you are in the unfortunate position of a family member or friend passing away. We can help take the pressure off by dealing with the probate valuation, clearance of the property and actioning any unwanted items, whilst selling the property.

Residential Sales

We will support you every step of the way with targeted, effective, advertising mainly online and occasionally within the local press. We will also utilise our database of applicants who we know are ready to purchase and we will then provide prompt detailed feedback on viewings. We will keep you informed at every stage of the process, and you can be assured that everything is being taken care of professionally.

Lettings & Property Management

We let residential properties throughout north Essex and south Suffolk, providing a service for both landlords and tenants.

We provide two levels of service for landlords wishing to let their property. Some landlords prefer to manage their property themselves, whilst others like to leave everything to us and we are happy to work to either request.

Our ‘Tenant Find’ service offers everything up to and including the tenant moving in. While our fully managed service continues throughout the duration of the tenancy ensuring maximum peace of mind.

Tenants

Once interested in one of our properties, potential tenants are asked to pay a holding fee, which equates to one week’s rent. This fee is non-refundable if the application is unsuccessful.

In order to comply with the Immigration Act, all tenants will be asked to produce their passports and/or any relevant documents required to complete the appropriate checks. Our referencing is carried out by a professional third-party agency and once completed, will be discussed with the landlord. If the referencing is successful, we will then arrange a tenancy start date and a time for you to come into the office to complete the relevant documentation.
